We provide you with information on all the stages you have to go through to construct a home using the turn-key method.
PHASE A
From the start of work to completion of the building's frame.
This phase includes the following work tasks:
Initial work tasks
- Marking out the project site
- Fencing off the plot / worksite
- Taking out an insurance contract against third party risks
- Obtaining approval of the building permit from the police
Earthworks
- Excavating the foundations
- Filling the foundations
- Backfilling soil around the structure
Plumbing work
- Excavating for the cesspit
- Purchasing and installing the cesspit
- Installing sewage pipework in the basement
Electrical works
- Project earthing in the foundations
- Bringing power line to the worksite
- Lighting box (spotlights on balconies)
Insulation work
- Insulating the outer surface of basement walls against humidity
- Heat insulating the pillars and beams comprising the frame using extruded polystyrene foam (XPS). Fibran
- Anti-seismic joins
Concreting works
- Top clean layer of concrete on the final excavation level
- Reinforced concrete floor in the basement and construction of industrial flooring on top of that
- Payment of concrete workers for:
- Frame
- Visible concreting works
- Parapets, stairs, indents, etc.
- Payment of ironmonger
- Payment of concrete supplier for:
- Concrete
- Transportation
- Liquidifiers
- Pump
- Payment of iron supplier for:
- all types of steel
- Transportation
- wire – nails
Your obligations. . . . . Our obligations concerning:
- the IKA Fund (filling returns and paying for social security contributions)
- VAT (paying all invoices) up to the minimum cost of building work and
- keeping them on file at our offices for tax office audits)
- Cleaning (paying for labour and skips for removing waste)
- Building site safety measures (fencing off balconies and lift shafts)
PHASE B
from the brickwork to completion of the tiled roof and plasterwork.
This phase includes the following work tasks:
Building work
- Double row, outer brick walls
- Single plinth inner brick walls
- Reinforced wall ties inside and out
- Construction of fireplace (prefabricated fireplaces are not used)
- Chimney stack and boiler
- Levelling the floor – marble window sills
- Plasterwork indoors, scaffolding for outdoor plasterwork
- Plasterwork netting indoors and outdoors
Metal work
- Metal frames for aluminium doors / windows
- Metal frames for internal doors
- Lift doors (where there is a lift)
Insulation
- Application of Fibran heat insulating materials to outer walls
- Heat insulation of outer ties using Fibran
- Heat insulation of roof or flat roof-tip using Fibran
- Waterproofing of balconies
Plumbing work
- Full water supply network for bathrooms, WCs and kitchen (with copper piping)
- Full building sewage network (using Petzetakis products)
- Full rain water protection network (guttering and downpipes) (using Petzetakis products)
- Water supply and solar water heater on roof
- Water supply to location of fridge (to produce ice cubes)
Electrical work
- Installation of high current electrical cabling in building
- Installation of electrical cabling for alarm, phone, television and doorbell.
Wooden roof
- Wooden frame for roof (2 or 4 pitches).
- Anti-fungal timber treatment
- Terracotta roof tiles
- Guttering
Your obligations . . . . Our obligations concerning:
- the IKA Fund (filling returns and paying for social security contributions)
- VAT (paying all invoices) up to the minimum cost of building work and keeping them on file at our offices for tax office audits)
- Cleaning (paying for labour and skips for removing waste)
PHASE C
completion of building work - as part of the turn-key solution
This phase includes the following work tasks:
Plumbing work
- Single pipe central heating system
- Adjustable network of radiators on each floor
- Radiator panels
- Fully fitted boiler room (boiler, burner, expansion chamber, etc.) using a dual-fuel boiler
- Natural gas network
- Purchase and installation of sanitary wares and fittings
- Purchase and installation of sink
- Purchase and installation of taps for bathroom and kitchen
- Plumbing certificates (for the planning authorities)
Electrical work
- Wiring the entire electrical network in the building (weak and
strong currents)
- Mains panel
- Plugs / switches – fuses
- Electrician’s certificates (for the electricity company)
Metal work – Aluminium
- Balcony railings
- Metal storeroom doors
- Aluminium doors / windows from EUROPA (6000 series with thermal break) white, overlapping + electrically operator shutters + reinforcement, heavy duty aluminium + insect nets + clear double glazed panes 5mm+12 mm +5mm, Energy Efficiency (V = 1.80)
Floors – plaster work – paint work - marble
- Cement mortar floors throughout,
- floating, oak pre-polished wooden floor in bedrooms
- Granite tiles with joins in all other areas, €20/m2(from PORCELANA or KYPRIOTIS)
- Ceramic tiles in bathrooms at € 25/m2 (from PORCELANA or KYPRIOTIS)
- California marble on indoor stairs
- Top quality semi-white Kavala marble thresholds on balcony doors and outdoor stairs
- Rubbing down internal walls
- Acrylic paints indoors and outdoors

Woodwork

Your obligations . . . . Our obligations concerning:
- the IKA Fund (filling returns and paying for social security contributions)
- VAT (payment of all invoices up to minimum cost of building work and closure of the dossier at the tax office to obtain power supply)
- Cleaning (paying for labour and skips for removing waste)
- Handling of the dossier at the planning office to obtain final power supply for building
- Handling of the dossier at the natural gas corporation (DEPA) to obtain power supply for building
- Notification of surface area of building to the local municipality
- Notification of IKA fund offices about the end of the project and re-checking of detailed IKA fund periodic returns that were filed
